Relocating to Miami Beach
Miami Beach is a barrier island located between the Atlantic ocean to our East and Biscayne Bay to our west. With South Beach (SOBE) comprising the southernmost 2.5 square miles (6.5 km2) of Miami Beach, to the north we get into Mid Beach which is comprised with single-family homes and condos on the Oceanside for the most part. From there we go to North Beach which is now undergoing a major city renovation with a new CityCenter on 71st and Collins Ave area.
With its pristine Atlantic waters and beaches, there is no better place in the US to enjoy watersports, we have it all! We are only 55 miles from the Bahamas and the Florida Keys or just a short drive down to the south.
Single family homes can run from the $700′s to a new $45 million sale that was recently closed. Houses on North Bay Rd have some of the best wide open bay views anywhere with amazing sunsets. Some of the Islands of interest would be Star, Palm and Hibiscus, Venetian, Sunset, and La Gorce Island each offering their own unique lifestyle. Condos run thoughout the Island with prices starting in the $200's to the $50,000,000.00 views can range from ocean to city to garden. With great schools for kids and a lot of out door activities to offer there is no better place to live and enjoy the unique lifestyle we have to offer.
Where to Buy a Condo in Miami Beach
As a real estate professional I have to be careful talking about where to live in some of the best areas in Miami Beach. We are bound by fair housing laws and while anyone is free to look up crime rates, school districts, and personal opinions of those that are not in the real estate profession, I am bound by fair housing laws and cannot use certain terms or steer a buyer one way or the other. However, I can talk about different areas, neighborhoods, buildings and such in the Miami Beach area and let you decide what works best for your needs and budget.
The Miami Beach area is one of the hottest real estate markets in the US. Even though we have gone through our own downturns in the mid to late 2000s, the Miami Beach area is hotter than ever. Many home buyers pay cash and there are also several instances where multiple offer situation is the norm.
When purchasing a condominium within a complex on Miami Beach you want to think about waterfront or non-waterfront, what type of waterfront either oceanfront or the bay, the age of the building, parking, and the amenities that it offers.
Here are some tips to purchasing in the Miami Beach area, the condominiums and the neighborhoods therein.
South of Fifth, also known as Sofi, is appropriately at the south end of Miami Beach, south of Highway A1A. It offers beautiful views of the Venetian Causeway and the city skyline, with condominium starting about $800,000.
Then you have the ocean. Beautiful waterfront properties, condominiums and townhomes all up and down Miami Beach with prices from $400,000-$10 million.
